Design and Contract

About Us

Our Contract and Design department is one of the largest in the five state area. All of our contract staff have training in the construction industry and have experience in the foodservice arena. It is this training that sets us apart from the others. We take your ideas, hopes and dreams and make them reality. We provide cost effective and functional designs to provide your business with the elements it needs to be successful.

Contract Sales, Estimating and Procurement

Culinex provides equipment and design proposals as well as project estimating for your project. Our sales staff will work with you to assist in the proper equipment selection. If you have plans and specifications, we provide project estimating and pricing. Our staff and purchasing agents will assist in the ordering and shipment of your equipment needs.

Design Services

Phase #1: Programming and Schematic Design

Culinex will meet with a customer to interview and obtain a project outline and/or direction. We will space program the project based upon the information obtained. Culinex will provide a block type preliminary plan showing general layout of the facility and provide an equipment list. After review and approval we can assemble a budget outline.

Phase #2: Design Development

From the previously completed phase 1, we will develop a ¼” scale drawing to locate all equipment items. Culinex will create an equipment schedule with item tags, description of item and service schedule. Our staff will assemble an equipment cut book on all buy-out or catalog type equipment, project estimate outline to show make and model numbers with accessories. We will provide preliminary sizing information on exhaust systems, refrigeration systems and other special type equipment.

Phase #3: Construction Documents

From previous completed Phase 1 and 2, Culinex will create a full set of foodservice construction documents. This is to include an updated ¼” scale equipment drawing with equipment schedule, Special Conditions Plan, Equipment Elevations, Construction Details, Plumbing, HVAC and Electrical Rough-in plans. A formal equipment outline with an updated equipment cut book shall be submitted to local authorized code officials for approval.

Disclaimer: All drawings are produced in Auto CAD format and will be distributed for review in an Adobe PDF format. Not included is civil, structural, interior design, architectural, Plumbing, HVAC and/or electrical engineering. Culinex will provide referrals if any of these services are needed to complete your project.

Phase #4: Design Construction Management Services

Culinex will assist in construction coordination by providing addenda and addressing questions to determine final pricing. We will respond to Health Department review comments as well as preform submittal and shop drawing reviews. Culinex will address questions and coordination issues during construction and do site inspections during and after construction to assemble a final project punch list.

Phase #5: Site Construction Management

Culinex’s on site construction manager will assist the Owner or General Contractor with managing the purchasing and procurement of the equipment. We will assist in determining the construction and delivery schedule. We will field verify site conditions, inspect other trades workmanship, oversee installation, health inspection, start-up and training.
